Business owners can use bank statements to qualify for 95% LTV up to $1.5 million and 90% LTV up to $2.5 million with no limit on cash out. No limit on financed properties. Debt to income up to 50%.

Professional Investor Product
Investment Properties Only - loan amounts from $100k to $2m. No income required on application. No debt to income or debt service coverage ratio calculations. There are no reserve requirements. Funds to close must be seasoned for 60 days. Open to Foreign Nationals. LLC's, Limited/General Partnerships considered. No limit to number of financed properties.

Small balance commercial mortgages
Loan amounts from $25,000 up to $1,000,000. Property types: Apartment buildings, mixed-use buildings, retail/office, warehouse, daycare, hair salons, funeral homes, auto, hotel and motel. Offered nationwide with some restrictions.

Large balance Commercial loans
Loans from $250,000 up to $5,000,000 - Non-owner occupied SFR, condo, 2-4 unit. 5+ multi-family & mixed use. Office, retail, warehouse, self storage, automotive service. Minimum fico 650, Stated income, appraisal required. Nationwide with some restrictions for population.

Private money loans
Loan amounts up to $15,000,000. Request submission package. Offered nationwide with some restrictions.

Church Loans Nationwide
Purchases up 100% if property is owned, and 80% if property not owned. Can go up to 100 on rate and term refinance. 80% on cash out refinance. 100% of renovation. Call for more details.

Credit Line up $100,000,000 Fix and Flip
Acquisition Financing: use up to 90% for purchases. Funding up to 95% of rehab costs, max 75% of after-repair value (ARV). Single property from $50,000 up to $5,000,000. Terms 9 months with optional 3 month extension per transaction. Individual, LLC, Corporation, LLP or LP. Nationwide with a few exceptions.

Portfolio Rental Loan - Must be LLC
Combine 7 or more income producing rentals into 1 loan. (1-4 units) No limit to number of properties that can be financed in loan. This is a commercial Loan underwritten on property cash flow. No Personal income verification required. Designed for buy and hold investors. Minimum property value $50,000. ($100,000 in certain markets) 5 or 10 year balloon or option to amortize over 30 years or make interest only payments. Max LTV 75% for fully amortized loan or 70% LTV for interest only loan. (Refi/cash out) Less that 90 days we use Loan to Cost over 90 days full appraised value. For purchases we use lesser of LTV or LTC. DSCR must be 1.15x for fully amortized and 1.20x for interest only. Nationwide with a few exceptions.
